🎧 Step 1: Noise Monitoring Devices in High-Risk Markets

In markets where party risk is higher—such as destination cities, popular weekend getaways, or jurisdictions with strict STR noise codes—we install decibel-monitoring devices from providers like Minut and NoiseAware.

These devices:

  • Track indoor noise levels (but never record conversations)
  • Alert our team in real time when noise exceeds set thresholds
  • Allow us to intervene quickly, often before neighbors notice

FIBI uses this technology not just as a reactionary tool—but as a risk predictor. When noise spikes late at night or outside quiet hours, it often signals that a party may be forming. That’s when we act.


📵 Step 2: Guest Identity Checks for Off-Airbnb Bookings

On platforms like Airbnb, guest identity verification is handled internally by the platform (though not always thoroughly). But when guests book through Vrbo, Booking.com, or direct channels—FIBI becomes the merchant of record, and that means the risk is ours to manage.

For all non-Airbnb bookings, we require:

  • A selfie of the guest holding their valid government-issued ID
  • A photo of the credit card (front only, name matching the reservation)

This additional friction helps us:

  • Prevent fraudulent bookings
  • Confirm identity matches across booking details and payment method
  • Deter guests who may intend to throw unauthorized parties or violate house rules

This simple verification step is one of our most powerful tools in reducing chargebacks, fraud, and risky behavior.


⚠️ Step 3: Our 3-Strike Noise & Violation Policy

When guests trigger a noise alert—or violate other core house rules—we give them an opportunity to correct the behavior.

But if they don’t, we take action. Fast.

Here’s how our 3-strike policy works:

  1. Strike 1: Guest receives a friendly but clear warning, with a reminder of the house rules and local ordinances.
  2. Strike 2: A second alert results in a more formal notice, including the warning that they are now one step away from eviction.
  3. Strike 3: If the issue continues, we cancel the stay, remove the guest from the property (if necessary), and no refund is issued.

This policy is clearly outlined in our rental agreements, which are signed by every guest prior to check-in. The result is a legal and enforceable protection mechanism that keeps our investors’ properties (and reputations) intact.
