At FIBI, we’ve built our nationwide short-term rental STR cleaning system around flexibility, speed, and performance—not micromanagement. Rather than trying to control every step, we focus on hiring great people and giving them the freedom to do great work.
We used to think that detailed checklists were the key to consistent cleans—but we were wrong. After extensive feedback from our cleaning teams, we realized that the more we micromanaged, the less effective the results became. Long checklists slowed down our cleaners and shifted their focus away from providing an excellent clean to simply checking off boxes.
So we shifted our strategy. Instead of rigid forms, we now rely on photo and video documentation paired with smart auditing and review tracking.
Every clean requires:
- Photo or Video Documentation submitted at the time of turnover.
- Daily Review by our Cleaning Coordination Department to spot-check submissions and ensure consistency.
- Guest Review Score Tracking — every cleaner’s monthly average guest cleaning review score is evaluated. If scores fall below 4.8, we increase oversight.
This system gives us early insight into declining performance. Our remote team can intervene with real-time feedback, coaching, or—in more serious cases—offboarding. We don’t wait for issues to build up; we take action quickly to maintain property quality.
This pivot away from micromanagement has allowed us to hire better cleaners, give them more autonomy, and focus on results—not paperwork. Instead of enforcing robotic processes, we empower cleaners to deliver professional, thorough cleans that meet real-world expectations. When the guest walks into a five-star stay, we know we’ve done our job.
