At FIBI, we require all of our third-party cleaning vendors to bring and use their own cleaning products and tools. That might sound like a minor detail—but it has a major impact on quality, accountability, and overall performance.

🧹 The Policy: Cleaners Bring Their Own Supplies
From day one, we make it clear to every cleaner we hire or contract: you’re responsible for bringing your own tools and cleaning supplies.
This includes:
- Vacuums & brooms
- Mops & buckets
- Disinfectants & surface cleaners
- Bathroom & floor products
- Glass cleaner
- Microfiber cloths, gloves, and more
We do not ship or store general cleaning chemicals or tools at the property. Instead, our vendors are expected to arrive fully equipped for every clean.

✅ Why This Policy Works (And Why It’s Better for Everyone)
Requiring cleaners to supply their own products increases:
- Reliability: Cleaners aren’t waiting on shipments or chasing missing supplies—they’re prepared and accountable.
- Professionalism: Cleaners who show up with the right tools are more likely to perform like pros.
- Quality: Cleaners know their own products best and work more efficiently with tools they’ve selected and trust.
- Operational Speed: Faster turnovers mean more same-day bookings, higher occupancy, and more revenue.
It also gives us an easy way to identify serious vs. unserious vendors. If a cleaning company can’t provide basic cleaning tools, they’re not a good fit for our nationwide, performance-based operation.
⚠️ Why We Don’t Provide Cleaning Supplies to Vendors
At FIBI, our goal is to protect investor revenue and control property-level operating costs. Providing cleaning supplies for vendors would increase those costs unnecessarily. Cleaners work across multiple properties, each with different layouts, needs, and turnaround schedules. Expecting the property to supply everything they need simply isn’t efficient—or sustainable.
By requiring vendors to bring their own cleaning products and equipment:
- We avoid property-level expenses for chemicals and tools
- We keep management fees low by minimizing unnecessary logistics
- We ensure consistency by letting cleaners use the products and tools they’re trained with

One of the reasons we’ve been able to pivot away from micromanagement and long, checklist-driven inspections is because we start with better cleaners. And those cleaners bring their own tools.
This ownership creates pride and consistency. Cleaners aren’t just “hired hands”—they’re professionals representing their brand and ours. And because they’re responsible for their tools, they’re more likely to take responsibility for their results.
